Legacy Capital Partners provides flexible equity capital to real estate developers. The firm prefers to hold properties for longer periods to capitalize on recurring income streams and longer-term value creation. Legacy Capital's investors are predominantly high-net-worth individuals and families who are interested in making direct investments in real estate development projects and are attracted to longer investment periods. They will consider the sale of an investment after a short holding period to take advantage of compelling market conditions, but in general, the firm is not interested in a short-term investment strategy to simply maximize the internal rate of return. Legacy Capital's investment strategy focuses on value creation opportunities such as the ground-up development or the substantial redevelopment of existing assets. They invest in mixed-use, retail and for-rent multifamily projects. Other property types and opportunities with compelling and well-defined strategies are also considered. Legacy Capital targets projects requiring an equity investment up to $15 million. Larger and smaller amounts are considered selectively. Legacy Capital provides up to 90% of the required equity and the developer is required to contribute a minimum of 10%.
